  • Property Type: Office, Retail, Light Industrial, Multi-Family
  • Property Grade: Class “A” and Class “B” Properties
  • Minimum CAP Rates:
    • Office 7.5%
    • Retail 7.0%
    • Light Industrial 7.5%
    • Multi-Family 7.0%
  • Financing:
    • Free and clear of existing debt
    • Assumable under a Tenant-In-Common Structure
  • Other Helpful Attributes:
    • Annual rent increases
    • Minimal early lease expirations
    • Newer properties with minimal deferred maintenance (1980 or newer)

Land

  • Acquisition Price:
    • $2 - $10 million Land Bank
    • $3 - $20 million Land Development
  • Favorable Growth Locations:
    • In a metropolitan area experiencing or projected to experience greater than average growth?
    • In a sub-market within the metropolitan area in the path of economic and residential growth?
    • In a specific area in the sub-market that has the highest potential for commercial growth?
    • Barriers to develop in surrounding areas?
  • Strong Appreciation Potential:
    • Value expected to significantly increase in the next 3-5 years?
  • Entitlements (minimal entitlement risks):
    • Raw Land
    • P-Plat
    • Final Plat
  • No Known Concerns:
    • Environmental (phase I or II clean up necessary)
    • Title/easements
    • Restrictions prohibiting development
    • limited or no water or rights
    • Wet lands
    • Topography limiting development or fatally reducing lot counts
